Planning Advice

Shariefi Construction provides expert advice on all planning related matters.

On site specific proposals this includes development feasibility appraisals, planning application submissions, planning appraisals, public consultation and strategic land promotion.

We also manage all planning matters on client portfolios and advise on current and evolving national and local planning policy.

Feasibility Appraisals

Shariefi Construction undertakes feasibility appraisals to establish the development potential of sites.

Through careful objective assessment of planning policy, the site context and any apparent constraints, we can aid a developer’s decision on selecting appropriate sites as well as advising on the best strategy to maximise development potential and obtain planning permission.

Planning Applications

Shariefi Construction will co-ordinate the submission of planning applications for all scales of development.

This may involve pre-application consultation, assembly and co-ordination of the consultant team, preparation of planning, design and access statements, submission of applications, negotioation with the local authority, preparation of draft S106 legal agreements, and the review and discharge of planning conditions.

Appeals

In the event of the Council’s failure to determine an application or planning permission being refused, Shariefi Construction can review the decision and advise on the likelihood of success and appropriate appeal procedure, from written representations through to local hearings and public inquiries.

We are experienced in working with barristers and other expert witnesses appropriate to the individual case. Both Directors have experience as expert witnesses at public inquiry.

Project Management

Acting as project managers, Shariefi Construction can appoint and co-ordinate a full team of specialist consultants to deliver robust and cost-effective planning application submissions that address key planning issues.

We often undertake this work with our established team of consultants, each of which have considerable experience in their respective fields.

However, Shariefi Construction also works effectively with a team of consultants preferred by the client.

Consultation

Consulting with the local community prior to the submission of a planning application is an important part of the planning process, particularly following the Government’s recent localism agenda.

Shariefi Construction can arrange and promote development proposals at meetings with adjoining land-owners, local interest groups, ward councilors and planning committee members.
